How much will my new home cost?
Bear Haus receives a number of quote and tender requests per day and like our sister brands Load Bear and Cubly it would be impossible to produce bespoke quotes from scratch for all of these. So we don’t.
We are a data driven business that is vertically integrated and heavily invested in automation and robotics. This means we supply and install our own specialist foundation system, cut your timber frame in a factory and use our robots to produce all of your cabinetry and furniture.
This means we can offer our services for a fixed price per m2. As long as you keep to our standard, high specification (listed below) this is the amount you will pay for your build.
£2,450 per m2.
This price includes everything from groundworks and foundations through to your timber frame and wood fibre insulation.
Hardwood cladding, triple glazing and an air source heat pump.
The internal finish and joinery and a high end bespoke kitchen from our sister company Cubly.

The main reason new build and extensions have issues with their budgets is foundation and groundworks. This is why many custom home providers have no interest in taking on these works.
We are different as our sister company Load Bear is a specialist piling business. They are the company that gets called when ground conditions do not allow standard low cost footings.
By using piles as our default build we know that even sites with heavy tree coverage, clay, archaeological interests and other tricky conditions are no issue to us with either time or budget.

There are 2 things that can increase the price:
1) Ordering outside of the standard specification.
The standard specification is everything we would want in our own home. We think you will be delighted with the final building but we do understand if you want to order off menu. If you do these additions will be provided at-cost.
Battery storage is an example. We don’t think the price per kWh of storage is low enough yet and the technology is rapidly improving in both performance and cost. Many of our customers are early adopters of eco technologies so if you want it we can provide it at cost.
2) Massive expanses of glazing.
As stunning as it can look lots of bespoke glazing increases the risk of overheating and decreases the surface area given over to more thermally efficient building elements.
We can make it work and we will keep the glazing and views that really matter but in a warming climate it’s an area we can and do push back on.

Typically no, our pricing and data works by charging the same price per m2 across all our builds. We will never sacrifice the quality of the building envelope and that accounts for the vast majority of the cost base.

Again £2,450 per m2 for the new section. Extensions differ as we typically renovate an element or all of the existing building. Alas we can’t give you an exact figure for this part as every old house is different!
A guide price would be to allow £500-1000 per m2 for the non-kitchen area of your build depending on the extent of the renovation required. For our kitchen sister brand allow £30k/£40k/£50k for a medium, large and extra-large kitchen respectively.

Again £2,450 per m2. The standard specification on these differ versus a new build or Tiny House but they are typically smaller so have higher fixed costs.
